Omar thank you for your contribution. I do agree with most of the delay events you raised with the Project Manager, however I do have the following comments:
- The consultant’s comment concerning foreign procurement of the Pumps is a Hidden event and not a clear/direct event. This is due to a total amount of 110 days lead-time and 54 days already available for procuring the pumps locally. It’s not immediately noticeably that foreign procurement will involve additional time hence impacting the project altogether. Further negotiations and correspondence will determine if procuring from the foreign vendor will impact the project
- The consultant’s conditional approval for the Lightning Fixture is a clear/direct event and not a Hidden event. This is due to material approvals for Lighting Fixtures being originally scheduled for completion on 15-Apr-12. The consultant has only returned the submittal on the 12-May-12 with a comment to include additional data and resubmit. This event has directly delayed the project by 7 days
- Availability of Utilities on 01-Jul-2013 as discussed in the meeting is clear/direct event and not a Hidden event as you suggested. This new availability date of 01-Jul-2013 as against the original date of 21-Mar-2013 will significantly delay completion of the project as planned and it’s on the critical path. This delay will hold us from completing commissioning, snag list and other direct succeeding activities as planned
- The consultant’s conditional approval for the Electrical Lighting Fixtures but to Change all the lighting fixtures from Type L3 to Type L5 is Hidden event and not a clear/direct event. I think this is so because looking at the schedule, from the approval of the Lightning Shop drawings, there is a 13 days float if the contractor should need to completed another submission if the shop drawing for approval (i.e. if at all a resubmission is required, but I don’t think so since the shop drawing has been approved). However, my case being that this event is a hidden event is that Type L5 fixtures may likely be a more complex compared to L3. Additional lead-time may be required in which case will impact the project as procurement is of the item is critical. Also additional time to completion each installation of the lightning fixture may be required hence impacting the project duration
